Projects

Outside, a dually award nominated and singularly modern building that commands attention – alluring and dramatic. An Ontario mined limestone façade pays tribute to a heritage building material gifted from nature and a penthouse level clad in bronze glass testifies to 21st century sensibilities. Large format windows provide a connection with nature and look out onto serene vistas of the tree-lined streets, George’s Square and Sixteen Mile Creek in this revered historical neighbourhood. Old Oakville features homes dating back to the early nineteenth century. Inside, every suite is entrenched in today’s rendition of harmonious design — substantially sized, luxuriantly decorated and lavishly accessorized. With interiors designed by Kim Lambert Design, clean lines and natural elements come together in a brilliant fusion of art and livability.

The Aristocrat

MULTI-RESIDENTIAL

DEVELOPED BY MODERN SKYLINE 

In this complete rebuild of a 1960’s bungalow, the modernist design flows from an analysis of the varied site conditions already present and reinforces key relationships to the site while establishing new ones. From a relocated street level entry, a careful minimalist sequence follows the elongated cul-de-sac site and curates the vertical movement through the home from earthbound experience to the panoramic views of the surrounding park. Each level takes on a different purpose, establishing new ties to the street then anchoring family living spaces to the south facing garden, turning inwardly focused at the millwork integrated kitchen and dining level and ultimately dissolving at the top level sleeping spaces and primary bedroom roof deck to reveal panoramic connections to the neighboring, open City green space.

Minimuma House

RESIDENTIAL

DEVELOPED BY MODERN SKYLINE 

On a subtly down-sloping wooded site in the west end of Toronto, this home carves a handsome juxtaposing angular form in the topography that simultaneously provides privacy toward the street while opening towards the expansive mature pine views beyond. The primary forms are sited to create a seamless blending of indoor and outdoor spaces beneath a single planar façade roofline which gently slopes upward to open toward the expanse of the sky. The public and private spaces are developed as distinct wings maintaining privacy and separation while creating varied perspectives on the surrounding landscape. While the great room featuring a central bespoke, concrete panelled fireplace celebrates the panoramic views and direct landscape relationships, the bedroom level utilizes carefully framed views and accentuates the relation to the sloping ground plane through a master bedroom Juliette balcony that completely opens up, floating in the lush tree canopy above. The program elements are organized by the solar movement across the site, allowing careful modulation of eastern sun within the bedrooms, full daylight through the primary spaces and grazing dusk light in the outdoor eating and lower lounge areas. A simple palette of exterior materials – stucco, glass, steel and concrete – allows for a quiet dialogue between the house and its environment in the spring through the fall, but reverses the dramatic contrast of the dark façade two storey stucco form to white snow during the winter months.

Kameno House

Nestled into the hillside above Ellis Park Road and overlooking High Park, this completely rebuilt and expanded home utilizes minimal architectural moves to change the fundamental relationship of the structure to the site. Forced to work with an existing century old Tudor style home due to allowable gross SF restrictions, the expansion of the drive and secondary forms creates a family compound anchored to the landscape in a completely new relationship. Optimizing world-class views over High Park and towards downtown Toronto from every front-facing room, the home is characterized by seamless summertime indoor-outdoor experiences and perfectly framed views of the dramatic natural siting. Adopting modernized Tudor lines on the exterior in keeping with the character of Swansea and clean forms on the interior, the elements of the home create a sense of reflection and spatial extension.

Hilltop House

RESIDENTIAL

DEVELOPED BY MODERN SKYLINE 

On a maturely treed west end Toronto site, this home is carefully sited to establish critical landscape relationships, capture daylight and panoramic views from within and frame expansive 40 foot pine tree views to the rear. The use of deep overhangs and angular ipe forms carefully frames horizon views while gently responding to the mid-street siting. Spaces and functions are carefully arranged to pair with varied site experiences throughout the home. A manganese brick clad wall defines the entry as a wall recessed stringer, floating oak stair descends to create connection to the primary living level. An open floor plan allows flow and extension of interior spaces to exterior spaces and gathering vistas. A restrained finish palette of subtle organic materials unifies the visual language of the exterior landscape with the internal architecture of the home. A dramatic slightly cantilevered primary bedroom hovers in the trees above, creating a sense of isolation and serenity while reframing the experience of the surrounding landscape.
